PEMCO

PEMCO Insurance enlisted the help of R|MILLER Inc with the full-scale renovation of their 82,000-square-foot corporate offices on Dexter Avenue North. Constructed in 1980, the building had various design functionality and code issues that needed to be addressed. The interior was fully demolished along with all MEPF systems, making way for a new VRF mechanical system, electrical service and distribution, plumbing, fire protection, and life safety. Seismic upgrades brought the building into compliance, and the exterior cladding features a new steel skin that resolved water penetration issues and modernized the structure. The roof and decks were given new surface flashings and trims while the exterior planter system was structurally altered to halt ongoing maintenance issues for the landlord. The lobby was completely renovated to include a new curtain wall system, fireplace, and glass-railed 4-story staircase that better connects the floor plates. Windows were added to open spaces and hallways to capitalize on views of Lake Union and maximize tenant desirability. New amenities include a workout and yoga center with locker rooms and showers, a full cafeteria, new executive offices and a barrel-vaulted boardroom. Restrooms on each floor were reconfigured, expanded and made ADA compliant. Private offices, conference rooms and team rooms were enhanced with glass wall partitions by Dirtt Environmental Solutions. PEMCO’s Board of Directors wanted this building to be something special; with Christine Chaney’s design talent and R|MILLER’s execution, their vision was realized.
