Leary Plaza

R|MILLER Inc worked with stakeholders to re-purpose a large warehouse in Ballard, Washington for retail. The largest space, belonging to BevMo, opened ahead of schedule with shared savings for owner and contractor, and the BikeSports space was finished on time and within budget. Project scope included complete site work, utilities, and Seattle right-of-way off-site improvements. We performed extensive structural upgrades, improved insulation, and reconfigured MEP systems, adding masonry wainscot, architectural sheet metal, and storefront glazing to the exterior. The interior build-out of BevMo included complete MEP, refrigeration units, retail space, and interior finishes. We also installed a unique pervious concrete parking area which caught the attention of representatives from the City of Seattle's engineering department, along with a group of architects and engineers who use our site as an example of properly executed pervious paving.
